The roof is most certainly one of the most vital parts of a home because it shields us from all sorts of weather. Not only does it protect us from storms, it also keeps us cool during summer.

Different materials are used to manufacture roofs some of which are; tar paper, asphalt shingles, metal, etc. The question is, which material has the most lifespan?

Metal roofing

Metal roofing is known to be incredibly durable; They are built to resist harsh weather conditions, extreme temperatures, and fire e,t,c and can last an average of 50-60 years. They are also low maintenance which is a factor that can increase the chances of homebuyers buying a home. Its durability is what gives it an edge over other roofing materials. The major downside to it is the pricey cost. Metal roofing is the most expensive and complex material to install.

Slate roof

Slate is a heavy roofing material created from clay. Slate roofs are fire resistant, long laying, and low maintenance. They have a life expectancy of about 100 years under the best conditions, and this is the 2nd highest life expectancy in the world. 

Slate roofs shouldn’t be your first choice unless you’re building a new home or ready to have extra framings added to your roof.

Clay

Clay offers durability and a lifetime of about 100 years. It is a roofing material that is unaffected by harsh weather conditions, extreme temperature changes, and fires. They come in a variety of sizes, colors, and installation techniques that are far from complex which makes them very easy to maintain.

Asphalt shingles

Asphalt shingles are the most commonly used roofing materials, and they are relatively cheap ad is known to be very durable. They have a life expectancy of 20 years but can last longer if installed properly with quality materials and by professionals.

Wood shingles

Wood shingles are very popular because they are visually appealing; Their aesthetics is what attract home buyers. They have a lifespan of about 30 years and are very high maintenance as they are prone to moss and plant growth. Wood shingles require constant cleaning.

 

The lifespan of various roofing materials is highly dependent on a myriad of factors as explained above. Some of which are climate, method of installation, and adherence to proper maintenance. If longevity is what you’re gunning for, metal, clay, and slate roofing materials are great. On the other hand, Asphalt and Wood shingles are also great options if you’re on a budget; they are very affordable and have a decent life span.
